I think scale matters on this--I've got a buyers agent I've used for a number of duplexes and a couple of quads, but haven't done as much with larger stuff. PM me for more details.

@Michele Fischer had pretty good advice, IMO. For things like light bulbs it's likely too small to count, though you can expense the actual cost of the light bulbs. For mowing, that is something that you would have to do if the tenant was gone anyway--it may be that they did not live up to their obligations, but again, as it would be "Normal landlord maintenance", hard to bill for.

@Stephen Cirner I think there are  bunch of challenges more the mid-level portfolio. I've been looking for a while for something, and one of the real challenges seems to be people do not have a clear definition of what they are looking for on the software side. For example, some people focus on payments and tenant screening, others are more focused on accounting/depreciation/job order focused and yet others are into online marketing. From what I can tell, the use cases (or stories, if you prefer agile development terminology) are pretty well defined, but the terminology varies hugely among RE investors. YMMV.

@Nathan Gesner That was a really good explanation. Question on Buildium: they actually operate as a bank as well?  Or is it just tying the accounts together with the in/out streams?

I'm in kind of a similar situation. I have a property manager, as I live out of state, but would like to automate much more of the process than our current operations. In my case, it's 24 units across several duplexes. I'm looking at cozy.co for the payment and financial side of things, and not clear what additional needs I will likely encounter. FYI, I'm not completely focused on cost minimization, as I've found the good karma that comes from being a good landlord gives me "sticky" tenants.

I don't have any renters in Houston, but my mortgage lender (SWBC) contacted me giving automatic approval for up to 90 days of forbearance on loans on the property. I would definitely give them a reasonable amount of time to get things sorted. Watch the news--you should be able to see when things have returned to business as usual.

@Gayla Germain Thanks. They looked good to me when I reviewed, and I'm not trying to check mortgages etc. I am curious--do they have a good tenant evaluation/credit check service?

Have any of y'all used 123landlord? I looked very closely at their offering but ended up staying on excel. They seemed to be the best offer in the 10-100 marketplace that I could find, but would like to talk with real users.
