Hello BP,

I've posted a few times on the marketplace about my business (JID Investments). We are a Private Funding Business offering capital to established and new development businesses (rehabbers, builders, and developers). We are currently working with businesses in DC, VA, MD, Carolinas, and GA. We would like to continue staying in these markets primarily and are interested in talking with those who are looking for a long-term funding partner. We are not interested in only one or two projects. We would like to build a win-win relationship with businesses and investors looking for an enduring financial option on their projects. Thanks Don! Excellent information and much apprecaited. This is why I love BP! I plan to discuss these with our CFO, but we are operating on a "deal-by-deal" basis....not a fund.

Bill.....another aspect of our business is that we are still very small which (when we did our research to start the company)allows us to be "generally exempt from federal securities regulations and laws."

Bill....Thanks very much as well for the message....also thanks for your kind words for my service....I looked at your bio and would like to thank you for yours as well....For an Army guy you did a nice job talking "Aviator" language.

Our disclosure for our investors is part of our Investor Funding Profile and Prospectus. Its also available on request when we talk with potential investors. We don't discuss anything specific about the projects we are funding until we receieve a signed disclosure confirming the stipulations.

We are an LLC and represent our private funding investors per deal (not a fund). We've had all our documentation reviewed by attorney's for any legal risk and are very transparent with our businesses and potential investors interested in our services. You are correct that we don't have brokerage licenses but as mentioned we aren't a fund and have the documentation in place to protect us along with strict collateral with the businesses requiring our investment capital that protects the business and our investors.

Deals are structured and delivered to qualified investors after our project review board approves that specific project. They are very detailed and include all the specifics of the project along with the investment plan (for that specific deal).

Projects range from joint ventures, to fully funded (acquisition/rehab), and equity partnerships. Our CFO owns two accounting firms and both he/I have been involved in real estate for a number of years.

If you are available I can talk with you some more as I am always eager to learn.....but we feel good that we've done our homework and we are flying VFR.

BTW.....the returns are not guaranteed and we don't ever make that claim. The website is provided as general information. The returns have been proved and we are confident they will be a good projection of what we can provide.

Great conversation here. Just went through it all. I manage a private funding business that provides capital to businesses requesting capital for their projects. We established an LLC back in April of last year and have less than 100 investors which according to several references and sources we reviewed and lawyers we discussed with allows us to conduct business in the markets we operate in. We are not licensed brokers and deal primarily with capital raised from friends, family, and business colleagues. We do require an investment disclosure to be completed and remain on file to ensure appropriate net worth and sufficient income levels before we discuss specific projects with our "qualified investors." We are still pretty small but we know as we continue to expand and grow that the regulations may become more stringent for our company.

Hello Everyone,

Our business at JID Investments, LLC is seeking to secure high yield returns with low to medium risk by providing investment capital to individuals and businesses with viable real estate, business and/or investment opportunities.

JIDI’s business strategy is designed to form long lasting business relationships with developing to well-established companies. Our goal is to be an integral part of their financial success by: 1) funding their ventures and earning our desired returns; 2) continuously focusing on the growth of our business relationships, and 3) increasing the number of investors and capital for future projects. JIDI is currently working with several business partners and has funded numerous projects with additional opportunities slated for the following months. Investments in these projects are supported with sufficient collateral, guarantees, and insurances to protect invested capital.

JIDI will fund up to 100% financing for acquisition and construction/rehabbing cost (if the project meets our terms) and won't require payment, including fees, until project closing. Projects approved for funding must meet certain requirements, ratios, etc. Each potential business partner requesting capital for their projects must satisfy our established Due Diligence Checklist of necessary items for all projects.

JIDI is looking for those who wish to invest with us, not in us, as this is not a fund. The targeted return for investors is 16 - 24% annually. We intend to grow JIDI by adding additional investors, increasing total capital, expanding the diverse group of partners and increasing the total number of viable projects.

In 2013 JIDI invested over $1,300,000 in capital to a variety of real estate projects located in the Maryland, Washington DC, Virginia, Georgia, and Carolina markets. These real estate markets continue to be very strong. Housing demand continues to exceed supply and we anticipate the next few months and years to continue to be strong for real estate in these markets. WE CONTINUE TO FOCUS ON THE EAST COAST (NJ to FL). ONLY LOOKING TO WORK WITH BUSINESSES IN THOSE MARKETS.
