Private Funding Business
Hello Everyone,
Our business at JID Investments, LLC is seeking to secure high yield returns with low to medium risk by providing investment capital to individuals and businesses with viable real estate, business and/or investment opportunities.
JIDI’s business strategy is designed to form long lasting business relationships with developing to well-established companies. Our goal is to be an integral part of their financial success by: 1) funding their ventures and earning our desired returns; 2) continuously focusing on the growth of our business relationships, and 3) increasing the number of investors and capital for future projects. JIDI is currently working with several business partners and has funded numerous projects with additional opportunities slated for the following months. Investments in these projects are supported with sufficient collateral, guarantees, and insurances to protect invested capital.
JIDI will fund up to 100% financing for acquisition and construction/rehabbing cost (if the project meets our terms) and won't require payment, including fees, until project closing. Projects approved for funding must meet certain requirements, ratios, etc. Each potential business partner requesting capital for their projects must satisfy our established Due Diligence Checklist of necessary items for all projects.
JIDI is looking for those who wish to invest with us, not in us, as this is not a fund. The targeted return for investors is 16 - 24% annually. We intend to grow JIDI by adding additional investors, increasing total capital, expanding the diverse group of partners and increasing the total number of viable projects.
In 2013 JIDI invested over $1,300,000 in capital to a variety of real estate projects located in the Maryland, Washington DC, Virginia, Georgia, and Carolina markets. These real estate markets continue to be very strong. Housing demand continues to exceed supply and we anticipate the next few months and years to continue to be strong for real estate in these markets. WE CONTINUE TO FOCUS ON THE EAST COAST (NJ to FL). ONLY LOOKING TO WORK WITH BUSINESSES IN THOSE MARKETS.
JIDI seeks partners looking for long-term relationships with opportunities that can evolve into multiple projects and an ongoing series of investments. We are not interested in one time investments. Prospective partners we work with have a range of experiences in their fields.

Well, just can't help myself. Where is your disclosure as to solicitations for investors?
Going national? You're already in violation in my state.
No broker's license, no SEC registration, so how do you structure the deals? In separate entities on each deal?
Sufficient security? What is "sufficient"? Exactly how is the investor secured?
I noticed on your site, in your Bio, neither partner has any lending or brokerage experience. I'd assume you're trying to structure joint ventures. What's the compliance side?
BTW, thanks for your service, but "Check Hook Down", or "Above glide path, go around, go around, go around!"
In other words, for the non-aviator types, looks like you might be flying a little higher than the experience supports, but, not sure, but making claims for such returns and then disclosing the investor's investment isn't guaranteed or may be less is rather a contradiction right off the bat. :)
