Long story short. Househacking a duplex, did about 50% of renovations, and it was the most stressful time of my life. Being that this was my first deal, there were a lot of things I didn’t anticipate. My primary job is as a nurse with long hour days amongst other things I prioritize like gym, reading, side hustles, etc. DIY took about 2 months and I got out of shape and felt as I wasn’t growing due to not reading/podcasts/studying medicine. I understand DIY can save money but my quality of life took a hit and I rather live my life stress free and do my daily activities. The money I can save does not triumph my quality of life. Therefore moving forward, I will outsource everything to professionals on my next properties. This is my vent. I am curious to know if anyone else has the felt/experienced the same?

@Drew Sygit Yes. I agree with you Drew. I’m looking into A/B class neighborhoods. I have one property which id say is a C+ area but I don’t want invest in these type of neighborhoods again. I do find a good lender who can assist me. Any chance you know of any?

Hey everyone,

I’m a nurse but will do travel nursing soon. I have one duplex (househacking) currently. Because my income will jump much higher than current, I am trying to figure out how to optimally invest in RE. I am more interested in appreciation markets than cash flow areas. In a perfect world, I would purchase a property in each location I go to for work (3-9 months duration) but I’m not that skilled/advanced. If you were in my shoes, what would your gameplan be? Or how would you approach this?
