Hi all!

I moved back to my home state of California (LA) after living out of state for 2 years. During that time, I began my journey with real estate. I have 1 duplex that I house-hacked last year in that state but I haven’t done anything else after that :( I’ve been educating myself more with RE in the meantime after many problems with the first deal so that my next deal runs smoother and settling myself back here.

Anyways, I wanted to say HELLO to my fellow RE investors in California. I would love to connect with all of you and build relationships/partnerships. I have no team out here since I began real estate in a different state but I would like to change that. I hope we can connect and learn from each other.

@Thomas O'Donnell I househacked a duplex that needed cosmetic rehab. As long as the property has a solid roof, plumbing, etc. then FHA would qualify. I put in about 12k of work.

@Te'a Baptist I would look at properties sold in the past 3 months, if none then go back 6 or even 12 months, if needed.

@James Robert I'm literally in the same boat except I got this property in Dec 21. It's a house hack that I used an FHA loan on. I could cash flow around 500$ but my foundation is also really bad. I put in about 12k of work and hate to sell in addition with capital gains tax after all that work.

I was wondering if anyone on here can chime in. I also got a new job that requires me to travel so I'm thinking of selling due to work and will be able to do so under FHA rules. I'm not that well versed with those laws though..
