I'm a fairly new investor looking to connect with RE investors, mentors, agents, and other like-minded individuals in Oklahoma City. @Eliott Elias How does a seller benefit from a sub 2 deal? For example, I know someone who wants to sell their house quick due to divorce but also wants to make money from their house without selling on the market. Would cash offer or wholesale deal be the best option? Doesn’t sound like a sub 2 deal would be a good fit for that scenario.

@Sam McCormack Hi Sam. Cincinnati does seem great. I don't qualify for typical lending at this time due to a weird travel RN rule so I'm looking for off market properties that I can use a DSCR loan, HML or seller finance.

@Eric Puffenberger Thanks Eric! I know a guy that invests heavily in Toledo and he’s doing very well. Maybe I should look into that market? Either way, I think Ohio is great place to invest.

I’m a relatively new investor, live in Southern California, and want to invest in more cash flowing properties. I have one duplex in the Midwest but I I have interest in Ohio Real Estate.
