Closed on a duplex with inherited tenants and need to evict one out. They are on a month to month contract. Anyone willing to share a pre made document as this is my first time doing this and don’t know how to go about this? Greatly appreciated!

What do you lot think of investing in Chicago area? I’m currently in Milwaukee and looking to get out. I heard Illinois is not investor friendly.

How much does one know how much to save for capex, vacancy, repairs, etc.? People recommend saving 5% for vacancy but what is the target amount and how do you figure how much should be saved specially for each category?

@Harish Verma thank you . In my case I just bought a duplex where I live on one side and tenant in other unit was already there for 4 years. Rent is under rented for the area. If I do one a 1 year lease, it will end during winter time (freezing and snow) so I thought I can offer a 9 month so that it will always end during a spring or fall time.

Hey everyone,

I will be house hacking my first property. I need homeowners insurance but not really sure what to do add for coverage. Should I be doing a basic or premium coverage. House was built in 1915, has a flood foundation, just needs touching up.
