Inherited tenants on duplex

Closed on a duplex with inherited tenants and need to evict one out. They are on a month to month contract. Anyone willing to share a pre made document as this is my first time doing this and don’t know how to go about this? Greatly appreciated!

@Jesse Rodriguez - yes, easy: go to Milwaukee Legal Blanks and get a 28 day notice. 

They have a store downtown or you can shop online. Actually, also get their small landlord package - you will need it when you sign a new lease. MLB has the best landlord forms and contracts, inexpensive and really good: they are all written by the same attorney who advises the State on landlord tenant legislation and he also is a member of the SEW Apartment Association.
