How to collect rent and save on cashflow

Hey everyone,

Starting in my house hack first property and would like to know how you collect rent. Disclosure: I am not using a property manageer. Also what do you do with cash flow money? I plan to save it and use it no the next property. I was thinking of putting into a high yield saving since it will be short term, plan to take it out within 1 year. I was also thinking of putting it into ETF within my Roth IRA. Suggestions?
