I live in Portland. I have 3 rental units in Portland and 4 in Chicago. My turnkey units are performing better than my local units. And I'm looking to purchase more units in Chicago. But be prepared to manage your manager. Like @Mike Nuss and @Larry Fried said, the relationships are critical. Make sure that you fully vet your turnkey property manager before you pull the trigger.

I was in the same boat as you about 8 years ago. After reading Rich Dad, Poor Dad, I played Cashflow 101 and realized that I needed to start purchasing real estate. I read a ton of books, and then bought a triplex in Portland. Later, I got on BP and listened to the podcasts. It was a great education. My 2nd and 3rd purchases were from turnkey companies in Chicago. I know that I give up a little by using someone else to do the flip, but I'm okay with that. I'm getting ready to buy another property there, and for me, the turnkey model works well. Be careful though. There are a variety of definitions of what a turnkey company does. Be sure to do your due diligence.

Check out turnkey-reviews.com. They have reviews of a lot of the TK providers and Brie has a podcast where she interviews investors.

I just read the BiggerPockets Book on Rental Property Investing while I was on vacation last week, and I took a ton of notes. I've probably read 50 books on real estate investing (including all of the books listed above), and this one definitely one of the best.
