My Dad is trying to buy raw land in Michigan by rolling over his traditional IRA to a Self Directed IRA. This is a long-term investment. I understand we cannot use this for personal use. I have a few questions that maybe the BP community can help with:

1) We want to build a pole barn on the property. Not for personal use. Simply to increase the resale value of the vacant land. Can we do this?

2) If we wanted to divide it up and sell the property in smaller parcels could we do that?

And one last side question unrelated to my situation...

Can I buy real estate that has a dwelling with the intentions of flipping the property to get a positive return using the money in the Self Directed IRA?

I understand this is a complicated transaction and I am in the process of talking with an accountant...any insight would be helpful. Thank you!

I have a few appointments with different CPAs to figure out which one I want to go with.  

Does anyone have ideas for questions I should ask my prospective accountants to see if they will be a good fit for my Real Estate business?

I have three properties (single family homes), but I am looking to expanding into multi-family and possibly more single family.  Any feed back would be great! Thanks!

Hello BP Community, 

My brother and I are moving into a duplex with an existing tenant on the bottom half of the house.  We are honoring their current lease, but I want to make sure I receive payment from them AND have a leg to stand on if they decide not to pay rent.  

What documents should I have them sign? Their current lease agreement expires at the end of the year and I will have them sign our lease agreement when that time comes.  

My question is: what do I do in the meantime to make sure that I am their legal landlord and they are contractually obligated to pay me?

Do you need to acquire some type of securities license in order to conduct Real Estate Syndicate deals? Is some sort of securities license required? I have been reading a lot about Syndicate deals, and I am curious as to what qualifications you need to have to start..

Troy Young Would Lakestone be able to do a commercial loan for me if I had little to no credit built with my BUSINESS? My personal credit is 780...and I just recently applied for a business credit card to try and start establishing credit.

I am looking at a five unit that is listed at $89K. Being a five unit I will have to do a commercial loan. I live in St Clair County Michigan, so local recommendations would be helpful, but I am not picky at this point. Does anyone have any recommendations? Will any small bank or commercial lender do multi family homes? I have 20% to put down....any help would be greatly appreciated. Thanks in advance!!!
