Proceed with the eviction if she doesn't pay by the due date, and if possible, try to come to an agreement out of court. If she does end up paying before the due date and you want to keep her, consider setting up automatic rent payments going forward. This is a great way of collecting rent without you having to chase your tenants around for your money. There are a lot of great services like Cozy that allow you to set this up for free.

@Lauren Van Riper I've dealt with a similar difficult tenant situation. I would definitely just stick to the eviction process. There is nothing that this tenant has done that merits you sticking your neck out for them any longer. Letting them stay for longer will just mean a potential bigger headache for yourself.

Welcome Kenneth I would recommend @SamErickson. He helped me out with a deal in the greater Milwaukee area. He was very knowledgeable and helpful with the purchase process. He owns and flips properties in the Milwaukee area.

I recently purchased a fully rented 3 unit property in South Milwaukee, WI. I am looking for a general contractor/handyman that I can partner with. The property is in great condition, but I would like a a resource should I need assistance with any future projects or fixes with the property. Has anyone worked with any general contractor or handyman they would recommend in the greater Milwaukee area? Any advise or recommendation would be greatly appreciated.
