I swear by white vinegar to kill tough odors. I also swear by having smoking clauses in my leases to mitigate against these kinds of issues. Zero tolerance for smoking inside!

@Vanessa Raquel Magana - I would definitely recommend going for it! Trust your analysis of the property you're pursuing, ensure you have your boots on the ground and reserves in place before your purchase. I currently live in Chicago and invest in Milwaukee. It is a great market with a solid tenant population. Even during the COVID-19 pandemic I have maintained consistent rent collection for all buildings. What areas are you and your husband currently looking at?

I charge both a pet rent and a pet move in fee (per pet). I want to ensure any addition wear n tear that might be incurred by their occupancy is compensated for. Tenants have been comfortable paying the rent addition and the move in fee as they usually understand the additional traffic and damage to the floors and walls. I love animals, I have two dogs myself and I understand how accidentally destructive they can be haha.

@Patrick Pierre House hacking is a great way to reduce your personal living expense significantly! Even if it doesn't completely offset your housing expenses while occupying the building it can still be worthwhile. Depending on your goals and how long you plan to stay there after the minimum 1 year requirement it could definitely make sense. I would try doing two separate analysis.Your first analysis should focus on the property fully rented, the second analysis should be based on you occupying the building and how that effects the numbers. You definitely want to make sure the property cashflows once you move out and also lowers your living expenses enough while you are living there! Good luck on your search!
