@Jennie Berger Apologies for the delay, there are currently 30 RSVPs for the event across BP and Meetup. I had originally set the event up on the Meetup app and then made the post on BP as well. Do you have any other suggestions on other platforms to blast this out to?

Quick question for the group here. I have a tenant that applied for 8 months of rental assistance in Chicago. I received the payment from the program provider two weeks ago. The tenant informed me that they plan to move out in August and would like the remaining balance of the assistance program paid to them upon move out. Is that legal for me to give them those funds even though it was paid directly from the rental assistance program? This seems very off to me but wanted to check if anyone has any experience with a situation like this. Let me know your thoughts.

@Matt Slease Congratulations on the accepted offer and taking the leap! I am not the biggest fan of inherited tenants and normally I say fill the building yourself vs dealing with a potential problem left by the previous owner. That said, there are exceptions. It sounds like you could potentially have a stable person, but I would definitely do a MTM lease until you can confirm that you are happy with their tenancy. Will this building be owner occupied or is this a pure rental? In either situation you will definitely want to get a sense for the person living there before locking yourself into a 12 month term. Let me know if I can be of any assistance!

@Aaron Lang I think anything is possible with the correct amount of hustle to make it happen. You could structure an off market deal that can meet your desired criteria, but it will definitely come down to finding a motivated seller willing to meet your criteria. Also since capital is a concern, have you thought about leveraging a partner to bring the cash for the purchase? What areas are you looking at in Chicago for your purchase? I think Chicago is a great market with a lot of great potential. Since it sounds like landlording is apart of your plan, I would make sure you are familiar with the pretty strict landlord laws in the city.
