Leroy,

The last couple short sale approvals had a statement such as that. It is a statement that is signed by the borrower called Borrower Representation. The one I posted came from Citi Residential.

The lender doesn't want a benifit to go to borrower or borrower's realtives..etc.

When you get the acceptance letter be sure it does not have the statement of:

Borrower has a pending sale of the Property which is presently in escrow (the "Pending Sale").
The Pending Sale is an arm's length transaction between strangers who did not know one another before
buyer made an offer to purchase the Property. Neither the buyer nor any assignee of buyer is an Affiliate
of Borrower. As used herein, the term "Affiliate" means any person or entity in any way whatsoever
related to Borrower whether through family relationships or business dealings including without limitation,
partnerships, joint ventures and corporate ownership and/or management. No real estate broker,
salesperson or finder who may receive a fee or other compensation, with respect to the Pending Sale, is an
Affiliate of Borrower.

I have sprint. I like the service. I have unlimited cell service for $99.00 per month. I don't have the data pack. Which I am thinking about adding.

Dan,

Jason hit some good points. Successful marketers hit Market to Message. Out of that 10,000 homes you can identify 3 demographics for that mailing. There can be more.

Absentee
Owner Occupied (longer than 15 years)
Preforeclosure

I would rather spend more on the demographic mailers than doing large geographic. My opinion is that Design is not as important as the message. I use the Click2mail.com system. It is either yellow or white post card and it is black and white. I use the online mail merge system to personalize it.

For much smaller mailings I do use my greeting cards.

I know several investors also use the YELLOW LETTER.

I have know idea what I am doing here. But here is my question. I know some of you are great internet marketing people. I have several websites that are templant sites by another website GURU. My question is that I do get visitors but I do not capture there info when they look at our properties. What I was wondering is there away to create a Squeze page to collect things like Contact, Email & Phone and then allow them to go to the site once they click through?

My site is www.jonsellahome.com and I also have www.jonbuyahome.com

I was wanting to capture the info. I have know idea about SEO's or Blogging marketing. Frankly I don't want to learn.... :) but that is another story.

I was wondering if some of you that advertise out of the US what are your considerations when looking at a venue of WEB, PRINT and other media of selling a property. I currently have one developed subdivision. No homes, just lots. I also have a 14 acre industrial piece. Just trying to find ideas to attract more cash buyers.

If the home is vacant...GET IT STAGED. Get a BPO on the home for a 30 day sale and list it just below that. Place it on MLS if your an agent or hire an agent. There are fee base brokers out there. Such as $500 and 3-4% commission. Just an idea.
