Andrew,

How many sub2 flips have you done?

Here is the reason I am asking. I have done several sub2 type transactions. Never wholesaled one. I know all the courses have there CYA documents and NO FOUL language in there. But when you are standing in front of a judge.....ooops.

Maybe I am just parinoid. I have been in court on real estate issues. It is not fun.

I think wholesaling sub2 is a little dangerous. Not just the DOS thing. I mean the blow up when the buyer doesn't make the payments.

I have tested both and handwritten works hands down. I am going to kick off more WE BUY HOUSE message again. They do work but I got to get the numbers out.

I can put 10 Rent to own signs and my phone blows up.

Go ahead and get private financing and refi the HML. You can get private loans for 7-10% and you set the terms.

Bring in tenant/buyers into the fold and get some income coming until you can cash them out.

Yeah it makes sense. I decided against of putting one up and just forgo the idea. I have free print, audio and video reports on my site already. Some are info capture and some are not. I personally don't like the Squeeze pages.

I have been taking a few online courses on SEO stuff. Getting a lot of good info. Thanks for the help.

Buying....the signs stink. Selling they are the bomb. We use handwritten signs.

I do my house tours that way. I have been learning on how to use keywords and tags and this thing called Backlinking which is another language to me. But I like it for using house tours. I rented a home to a lady sight unseen. Just the video. I also really cut down my tire kickers.

What I did was place the video on my website and started using it in ads on craigslist....my website link I mean.

I have been successful. There are a lot of people that are doing this thing called internet marketing....which I barley know how to spell internet. But its fun to learn and implement.

It does work.

I too have migrated our wholesystem to Send Out Cards. It has taken me a few months to look at our list and really hone in on our demographics of where we really want to buy and sell. What was interesting is that I was mailing about 5,000 click2mail post cards. Now I have them down to 4 zipcodes and my number is 1,500 cards.

Much better and I can do more targeted.

I am so late to the response on this and I am sorry. I love the mail merge system with Click2mail but like you they change things and the editor is non responsive....I don't know if it is something with Internet Explorer...who knows. But I am using my greeting cards and post cards from my own online account. They are more expensive, but the response is better.
