Good info on the AdWords, I've learning laser focus on long tail keywords can help fine tune your organic search and AdWords campaigns.

Any experience with that?

I'm guessing he said 6-12 months in reference to the pre-foreclosures being short sales which can take 6-12 months to close. You should clarify why you wouldn't get paid when the deal closes.

Do some more networking and I'm sure you can find a bunch of investors willing to buy properties from you and not require a contract.

Good Afternoon BiggerPockets members!

I am not new to BP but this is my first post and thought I would make sure to follow the protocol of introduction first.

I have been in the Real Estate business for 8 years starting out as a young agent with dreams of being a successful investor. I started buying property in 2005 and had success as a real estate agent. Things were great until the market came to a halt and I had to focus in other areas.

Over the last year I have assembled a great team of investors and contractors to flip single family homes.

I am focusing on the South Bay Area but have resources in the entire San Francisco Bay Area and Sacramento metro areas.

I am currently seeking professional and aspiring wholesalers throughout the Bay Area and Sacramento region to connect with.
