Now she's telling my husband that she never received notification...I sent it certified mail... and the earliest she can be out is going to be September. I have a new tenant moving from a different state ready to come in, in August.

Also since she has been paying rent late. She will be in the home past the expiration of her lease and non paying... when I file for the eviction. Which category helps me have her removed the quickest?

I have a tenant that has been late paying this whole year. Every month she pays two to 3 weeks late.Ut stayed with just a few says then 10 days now every month she's 3 weeks late. They do what they want to upgrade the property and then send me the bill. I served the Tenant with non renewal notice approximately 3 weeks ago and her lease is due to expire ends of July anyway. Tenant is now advising that she never received the certified mail and she will not leave until September. What are my options?

We have 2 rentals HM#1- $280k financed its worth $500k. HM#2- is worth $420k & We owe $283k. Im feeling stuck. Which cash access option is the best or would you recommend? Which is the fastest? Downstream.

You are the best! The month she paid for was January. She had keys, we upgraded the handles on sunday which is a new set but she never showed up for her walk through. She has not paid for this month. Nor has she moved any of her belongings into the home. Instead she texted me the day that she was supposed to take keys and pay that when she had viewed the home at an earlier date it appeared inhabitable. The whole situation is confusing because she stated that she had to fullfill another lease and since she would be paying the rent without living there she asked if we could add some curtains and ceiling fans as well as a few other items. Then she suddenly sped it up said she was going to move in in 4 days. Then she no called/no showed for her walkthrough and instead texted me a statement claiming that we had been delaying her from moving in and that the home was uninhabitable. She never mentioned when she would pay rent. Why do you think she would do that?

Sure the home is 3600 sqft. 5bdrm 3.5 baths 3 car garage was custom built in 2013. Lots of oversized windows 15ft ceilings in living room 10ft throughput the rest of the downstairs and 9ft upstairs. Its sits on 1.5 acres. Master downstairs... ensuite or mil upstairs located About 25 mins outside Tampa and 5 mins outside of lakeland. We have modernized the entire home- no carpets wood stairs, porcelain wood grain tile throughout . Its gorgeous. Please let me know if they are interested. Rent $3000.00.

@Linda Weygant This I believe indeed is the case. I was really surprised how much I had to pay in 2017 because there were about 98k in renovations repairs etc but we didny deduct any of that. Thank you for explaining this to me. He has always been very good up until we started including our rental properties. I didnt know enough about this. Thank you for taling the time to explain it to me.

@Joyce Jackson- it cut off lol but, basically my point is... that I see through all of that. N I hope you do too! There are some people that just vibrate like victims. THEY will do whatever is possible to take the guilt and shame etc and give it to you. You're out here sacrificing trying to survive just like every body else. They dont see all the budgeting and late night phone calls or late night repairs ... let alone if you get sick or have kids... you're not allowed to be a human! To them you are the same as a corporation. You just have to be fair according to your own moral compass. WARNING: THIS MAY SOUND SILLY- but true story, when I am dealing with a toxic person..( I just keep saying Im rubber and your glue🤯in my head till its my turn to talk). Its not easy but, its so worth it. I had to learn the hard way... Don't get too friendly! Keep it up Girly! Watch a funny movie, have a glass a wine and acknowledge the things you are KNOCKING OUT THE PARK!

Dont feel bad i just have a tenant that has asked for their lease to be the 10th of every month. They were supposed to take posession in April but, wanted the home off the market as soon as possible as the property is very desirable and there were others interested. Anyways, she contacted me monday and said she wanted to move in, in 5 days. I have pneumonia and some other stuff but, as landlords its like, (who cares). She made up several excuses still hasnt paid the rent and then sent me a text claiming (major delays) and (uninhabitable). Now she says she cant meet until Tuesday and she still isnt saying anything about paying us. Thank God, I had a full inspection done before she moved in and I immediately called the inspector to come out and perform a 4pt habitability inspection. So no rent paid. Now Im paying an inspector having to meet with an attorney to see about dissolving the lease. She has paid rent but she never rook possession. 1
