Tampa Fl- Do I have to Evict or Can I just change locks?

Tenant... signed lease in December paid deposit. Lease began in January. She has not taken possession of the home. We were supposed to have her walk thru today and she was a nocall/no show. Instead she sent us a text stating that the home was uninhabitable. She stated that she had to cancel her moving truck. Her daughter would not be back in town till next week and we need to meet and go over our contractual obligations to each other when her daughter returns. Originally, they stated they would not be moving in till April. Telling us multiple times to take our time... The home is in immaculate condition. There were still a few small items to check off the list but, nothing that would prevent her from moving in or paying rent on time. What is the easiest way to dissolve this lease? What kind of legal consequences might I have to face?

@Joyce Jackson sounds like something has happened on their end that doesn’t allow them to move there at this time, or they found something else. I would call her bluff and tell her that if she doesn’t move in and pay the rent, you will be forced to file and eviction, and it will also be on their credit. 

Try and work something out with her to either move in, or sign off they are Not moving in, and give you the keys. If it’s in a great area and in good condition, you should be able to rent right away
