It sounds like hydrogen sulfide in the ground water

Get your water tested.Google "water testing labs" in your city

Filtration systems help.Some are simple and cheap ,some are sophisticated but cost a bit more

People should be filtering their water in any case in this day and age

Its kinda like this,,,

If you fill a 3 gallon tin bucket full of butter milk and drill a dozen 1/2" holes in the bottom of that sucker in a circlular pattern ,,well that there bucket fulla buttermilk is a  gonna drain a Hell of a lot slower than that same bucket with a 6" diameter hole in it Okay?  Everybody got that their "Minds Eye?" ,,,,,the good news is you aint gonna have any coins,toothpicks ,Bic lighters,pagers,lipsticks,pocket knives,cold cream jars, or little bitty plastic Teenage Ninja Turtles fall down that cotton picking drain with a good healthy ,,,GRID STRAINER !!!!

Why?

Cause I have pulled them all out of lavatory sink  drains without a  GRID STRAINER  myself,,,,

And,,

That there GRIS STRAINER keeps em out,,,

Many  people still don't believe me when I talk about this process,,,

" Even Some Of My Closest  Friends",,,,!!!!

Like my buds on Bigger Pockets,,,,,,,

I meant to add installing a grid strainer should no way impede or slow down the performance of your sink drain .In fact it will only improve it as it will keep foreign objects and debris out of your drains,,,

I help you are doing well wherever you are ans whatever your endeavors might be God Bless you all as the end of the year draws near

In a word George ,grid strainers are great and should work FINE ,,,,

As long as you have a CLEAR RUNNING DRAINLINE.

If the particular drain is running slow you have what they call a PARTIAL STOPPAGE,,soon to become a FULL STOPPAGE.

The simple answer is to have a competent experienced plumber cable out you drain line with a 1/4" to 3/8" cable.In a rental property you should do this as a preventive maintenance every 4 to 6 months.

An excellent product to prevent stoppages is BIO CLEAN it is an excellent non toxic dry enzyme product you use once a week last thing at night.You can buy it on amazon dot com

Its going to cost some  money Omar,but I want your money well spent .The plumber will have to carefully chip out the concrete around drainpipe with a roto hammer and restore and replace the tub drain

Contact me off line give me the legal address and I will find you a competent local plumber.I know how to do it

Hi Marian

To address your question,,,,,

Honestly I do not like pull out sprays on kitchen faucets and I would never put one in a rehab or a rental,,,,too many moving parts,,,too many problems

The better machine is a good Moen or Chicago deck mount kitchen sink faucet with an 8" swing spout.

You can rebuild these units over and over again with decades of use and abuse .The worst that can happen with obstruction in the spout is to get some sand or debris trapped insude.

Then you simply replace the screw on aerator at the tip of the spout easy peezy.

The Chicago Faucet is the closet thing ive ever seen to a "lifetime faucet".I take care of the L.A. County public buildings including the Courthouses and the Juvenile Detention Centers and the Jails and I still rebuild Chicago Faucets that have been in service since 1923 and they work just fine,,,if you'll believe that,,,
