Hi Corey

In 1977 the Fed stepped in and demanded a better quality mobile home from builders. In 1977 they started using copper water lines, fiberglass insulation (no more asbestos) and lead free paint,,, a superior product all around. Also mobiles started to be built on an assembly line like an automobile , more quality more control of the process.

Also its way EASIER to get financing when you sell a mobile built 1977 and newer.Hope that helps.

Hi Nate

You want to start to vist MH parks in your area and ask the park managers if they have any fixer mobiles for sale.Some will cooperate and some wont.They need to allow you to fix it up and sell to a park approved buyer.Start with all ages parks 2 bed 2 bath or larger 1977 year built or newer.You might want to get Bill Neves course as it will save u lots of time.  You might want to get a real agents license.[Solicitation Removed by Moderators] .  Best Regards Dave Doyle

I am considering buying Chris Prefontaine's coaching program.

Has anyone here had any experience with it good or bad?

He has 2 programs ,one for $1000 and one,,,welll ,,lots more than that.

It looks like its pretty much about lease purchase

Mike Im kind of out of my league here on advice as I am in sunny S calif and you are in Jersey.I would consult with the local water provider and a local father and son plumbing shop for the meter splits.Remenber get the best possible insulation to avoid burst water mains in the winter time.

Steam heat is a mystery to me as we simply dont need it here in Los Angeles.We crank up gas wall heaters a couple months in the wintertime aside from that,,,,thats about it.Again seek competant local help.I reccomend smaill family business with good reputations cant go wrong

Has any one here had any success buying run down vacant mobile homes ,rehabbing them and flipping them to a prequalified end user /buyer in the Southern California Area? There are a couple guys out here doing it in the Palm Desert -Inland Empire- Riverside area.

Has any one made money with this strategy /program  and would they care to share information.

I have some capital and hold a Calif General Contractor License

Any help appreciated

Hey guys and gals

Just want to comment here,,,

In any case,,,,YES,,,you must comply with local codes and ordinances

What might be acceptable via plumbing Code in California might not be valid in Minnesota or North Dakota

Any plumber worth his salt is going to do the work up to CODE anyway.He knows Goddamned well what the Inspector wants and is looking for in the first place.If you r a licensed plumber and work for a contractor and the inspector turns down your job because its not up to code,most likely youll be FIRED and shown the door.

The key is ,find out whats acceptable by local code and give the nice man with the clipboard and the pens in his vest pocket what he wants,,,,and get him off your property.

Now you'll know whats expected of you the next time

The point of all this is once you establish a level of trust and cooperation with this guy,,he will be more apt to sign you off fast and do a minimal inspection the next go round.He will put you on his good guy list.

Never be confrontational or combative ,even if you feel like it,,,give the man what he wants and get him off the jobsite.

Hello Joe

I would get a father and son plumbing contractor out that specializes in drain cleaning,trenchless pipe replacement and video camera work.Go yo a local plumbing supply house ,be friendly and ask for a recomendation for a father and son outfit that pays their bills on time, are clean and courteous and that treat people right.Youll usually get 2 or 3 phone numbers.When you get these folks on the phone tell them straight up that youll gladly pay them what they want if they quote a firm price before they commence the work and if they would let you witness their video camera inspection and that they show you your problem.You wont believe what you see Joe.

If you start things out right like that usually the guys you have over will bend over backwards to solve your problem.Ask me how I know,,,,I do it myself for good clients,.You usually get a better deal from a father and son outfit.Get a set price up frontThen everyones on the same page no surprises.Heres a secret,,,give a good plumber his price and he will do little things to make your life easier and he will put you on top of his priority list should you need him out again for other issues.Good plumbers are BUSY plumbers.

A lot depends on how the drain pipe was installed in the first place.Was it graded properly? 1/4" per feet grade is ideal.What kind of pipe is in the ground? If its the original 4 to 6" red clay pipe its very likely you have root intrusion every 4 linear feet at the joint.Yes you may have collapsed pipe or fittings.If you lucky you may only need what is called a "point repair".If you got original clay pipe its time to think about  replacing it with black ABS plastic pipe,cast iron or PE polyurethane trenchless pipe.Youll see a world of difference and no more phone calls from angry tenants.

The plumber will use a pipe camera with a built in transmitter to see and locate the exact problem area,then they dig things up,cut out minimum concrete remove and replace bad pipe and fittings ,replace and finish concrete ,test and inspect again with video camera.How much work is needed is anyones guess especially in an older property.If you are on a septic your drainlines MUST be in perfect order ,,,if you are on city sewer,,not so much.On the grease issue there is a great product called Bio Clean which is a grain based enzyme which works great but you must use it once a week ongoing.Of course if you get the cooperation of your tenant to isolate any grease or fat and put in a plastic bag freeze it and throw it  in the trash you are miles ahead.Tell them if they do that they wont have any more of this kind of inconvenience.You can only get Bio Clean from a licensed plumber.Hope this helps and let me know your outcome.
