Has anyone at BP had any experience with Gordon Moss Non Performing Note Course or Notes offered?

Good Bad or indifferent?

Please advise as I'm considering buying the course and expend my knowledge about investing in Trust Deeds

Has any one on BP bought Rob Swansons Instant Empire Builders Course?

If so can you please give me an honest opinion ?I am considering buying it.Yeah I know at $977 its a lot of dough>[Why do all these things seem to cost $977 or $97??? Is that a "Yankee" thing we do? lol'

Yes I know I could probably find the same content after about 3 months research here on BP and reading every book about it on Amazon .com..,,,[hey give me credit guys ,i just ordered everything on the topic on Amazon today at pennies on the dollar.[ No I cant find Robs course   2nd hand on Ebay ,,,as much as Id like to,,,,,darn it!!!]

But,,,

The thing that attracts me to the course is

Robs a smart guy ,Ive heard some of his early wholesaling stuff his other stuff its pretty good

He thinks in a logical systematic deliberate manner [the dude was an electrical engineer]

The "how to " is all in one place

I remember him pitching this thing about 2 years ago and on the "trailer" he talked about lining up private money,getting a good deal and sharing expectations from your general contractor ,prospecting for the right lot and getting the future house sold before the project is built.[Man I really like that last part]

Also if there is any course or material out there better than this[kinda sorta,,,,!!] Id like to know about that as well

Please guys Im not a course junky ,,,Im very careful and picky about what I buy,,and ive found most of the time the less you pay for a course or a workshop the better the quality of the information [John Schaub and Jack Miller come to mind and God Bless them.

Yes I know there are courses at community colleges about construction and investment as Im keeping an eye out for too. Spec Building is what they call it.

I do have a background in construction and carry 2 California Contractors licenses ,,I just need help with the property acquistion and funding part.

Yes Im working with agents and birddogs and have found several junky houses on deep lots where it would make better sense to do a tear down and build property.Some of them are "burnouts" fire damaged property.One problem here is if the property is inspected by the Los Angeles County Building department and not the City Of Los Angeles every poor soul must go thru a lengthy plodding permitting process which can last up to 3 months and thats if you dont piss these guys off!

Any help appreciated gang.Please help me get where I want to go.

I just wanted to add that often times,and or many reasons, building inspectors are reluctant to name and /or recomend contractors even if they like them and know their work.

However ,I would not quit trying to pursue that kind of thing if you do realize some success

Dear Brother Nate

I like your idea but I believe I have one a little bit better

I have 2 Califonia Contractor licenses which ive held in good standing for about 32 years

I would suggest BP members seek out an old school "Plumbing Supply House" that only sells to licensed plumbing contractors only no retailsales to the public. If your are courtiuos and friendly you can approach the countermen and ask for a recomendation on a good father and son plumbing company with a good reputation and who pay their bills on time ,,thats your guy.

Same thing goes for a good carpenter ,,,that is,,go to an "old school" lumber yard thats been around for ever that sells to primarily tradesmen.The guys behind the counter will gladly recomend a great contractor.Why? They no the good guys from the bad guys,,and THEY ABSOLUTELY LOVE THE GUYS WHO HAVE THEIR ACT TOGETHER WHO KNOW HOW TO RUN A BUSINESS AND PAY THEIR SUPPLY HOUSE BILLS ON TIME!!!!. They are happy to refer these guys!

Same goes for HVAC Contractors ,,,,Go to an old school HVAC /air condirioning supply house

Same goes for electrical contractors,tile setters and house painters.Youll do much better with this technique than hanging around a home depot at 6:00am

Can anyone recommend a turn key Bird Dog recruiting system ?

I would love to learn about a system or course from someone who has succesfully recruited and or is using Bird dogs or property locaters to assist with prospecting

I have heard stories of investors paying 5 to 10 bucks a lead for locating a junker vacant house with the name and ph number of the owner.To me thats not going to cut it in So Calif.I am also interested in posting effective ads for  Birddogs on Craiglist

I tried his stuff but no results

The wholesaling stuff and the concept  makes more sense than the lease option stuff

In my experience most sellers dont understand lease options,so the problem ,I find  is ,you cant sell something to someone who doesnt  understand what you're offering them,even after you carefully explain how the process works.People are fearful of things they dont understand

Many people claim great success with lease options but I have met many investors and attended many REI club meetings ,trainings and workshops and Ive not met one person who could show me a lease option deal they did or for that matter declared that they have done a lease option. Dont want to sound negative but thats been my experience.

I have been looking at Joe Bodeks wholesaling and Lease Option mentoring programs

He sounds like a squared away experienced guy based on his lectures

and the price for his program is very reasonable

Has anyone here had any success working with Mr Bodek?
