@John Fider I had this same issue a few years back. Bought a tool called The Extractor. It worked awesome and was way better than pliers. Have been able to use it for countless other projects as well. Probably one of the most used tools in the tool box.

Does anyone have a good property manager they would recommend in the Kansas City area?  Single family house 3 bed 1.5 bath in Roeland Park, KS.  Looking to maybe change from who I have used for a while.

Stay the course and stick to my numbers, which are conservative anyway.  Don't over leverage even with the low rate environment we are in.  I don't try to time anything but invest like we are always in or heading into a recession.  Keeps your head above water when you are actually in one.

It’s not a high end rental but in a good part of the city on the Kansas side. There have been a few repairs that I have gone back to question and now I am watching them really close. This is an example of having to find a property manager that is aligned with you and not just being lazy.

It was handled by the PM. They didn’t get several quotes and it was done by a handyman they often use.

Thank you for the responses everyone.  This has confirmed my suspicion that I have gotten raked over the coals on this one.  There have been a couple other issues similar to this that seemed way high for what the repair needed to be.

One of my rental properties in Kansas City is managed by a property manager.  My recent monthly owner statement included a $443 charge for replacing a kitchen faucet.  Seemed excessive to me so I got a breakdown of the cost.  

$105 to repair/replace

$85 minimum charge for first 30 minutes of labor

$10 fuel surcharge

$243 new faucet, supply lines, plumbers grease

$443 Total

Would like to hear others thoughts on the cost of this.  Do you feel this is high or inline with what you have experienced?
