I am in the same position as @Mark Welp that I socked away a lot in the early years and now wish I had that available without penalties and tax. But that is because right now I would rather have the cash flowing properties. Flip side is that that 401k has done well so diversification isn’t a bad thing.

Like others have and will say, it depends on what you are trying to achieve.

I found an investor friendly agent who was also a property manager so that helped a lot. I also found a good mortgage broker. Both I came across at a meet up and both have been able to give insight, referrals etc.

One thing that helped me was to have a specific target I was looking for. So for you what do you want to get for cash on cash, cash flow per door etc. the numbers in reality won’t end up just like your analysis. But what having a reliever does is that if you find a property that hits what you are looking for then it’s easier to jump all over it. Don’t “what if” yourself to no properties. If it hits your numbers go for it.
