I can't believe I'm saying this but Facebook marketplace in my area has legitimate listings. Reading further down the thread I notice you were mainly looking at the Wholesale route. Facebook listings around here (South East Texas) will have listings from some of the local Wholesalers but also real FSBO. A suggestion I would have for you being new to the REI industry besides BP would be to find a local mentor (not a paid guru.) BP should have local investor meetups listed in your area. This gives you the opportunity to talk to local investors/wholesalers and begin to build your network. Best of luck don't get discouraged by the learning curve.

I have a client who purchased a house like this for his kids when they went to college.  Since they have graduated he has kept it and continued to rent it.  Maintenance costs are higher than in his other properties but he leases it by the Semester and almost always collects the entire Semester upfront from the students parents.

My business partner owns a remodeling company.  It would boggle your mind what people view as needing replaced.  As long as it is functional and clean we have used appliances, sinks, toilets you name it.   We are always mindful that profitability and fairness can always go hand in hand.

I own a CPA firm and am a Financial Advisor in my 9-5.  If you brought the confidence to my office looking for a job that you had in explaining your past career choices and experience you would have an office in my practice in 15 minutes.  Own who you are and what you do in Real Estate with that same passion and the sky is the limit.  Good Luck, and as long as you love what you do people notice.

Patrick, Dave Ramsey has great things to say about personal finance, budgeting and living a debt free life. He is saying these things now because in the 80's he lost everything being stupid in REI (he loves telling that story.) If you have analyzed the deal and everything looks good pull the trigger. Every journey starts by putting one foot forward and yes we usually trip and fall but as long as you keep getting up that is all that matters. Good Luck.

@Jay Hinrichs. I appreciate your sentiment. I am involved in multiple Financial service businesses and see people being taken advantage of on a regular basis. As Investors or Advisors we have to remember that we are dealing with assets that took people most of their lives to put together. Business can be both profitable and fair.
