Why don’t wholesalers invest in their own inventory?

If I was a wholesaler, that means that I found a lot of good/great deals. Thus, why don’t I invest in those properties myself? If money is an issue, I can look for investors to partner up with and make more than an assignment fee.

With that being said, how can I trust that a wholesaler will not sell me his/her lower end properties?

What is a good assignment fee?
