As a newbie I'm trying to find my nitch in real estate. In the mean time I am trying to learn as much as possible so my question if I get my license what are the cost of being a realtor. I understand there is marketing yourself and hopefully houses but what other cost are there and if I get my license in California what would the mls access look like is it just California?

I apologize if I'm hijacking this thread but those are great actionable steps that I will be looking into. Thank you all very much for the great tips and ideas.

@Jacobus Bor why would you cash out if you were 80 wouldn't you want your heirs to benefit from your investments.

After discussing it with my business partners wife we believe what's best for us is to pay off our billls and build her credit and repair mine. While still learning and saving for a buy and hold strategy, possibly a house hack to start with. I'm curious what others think of this since I'm a newbie.

As a newbie with no money would a hard money lender allow me to borrow the closing cost and repair money on a property I bought sub2. The plan is to flip the property.

If I can find consistent small multifamily deals is there enough of a market for them to be sold quickly? The reason I ask is most people stick to sfh. Thank you in advance for any feedback.
