Having lived in College Station for 4 years, this home sounds like a dream come true and one I would have loved to live in.  The location seems amazing and the picture gives it a great look too.  Congratulations on your investment!

Welcome @Alyssa Melotik! I'm not from Detroit myself, but I have plenty of family that lives up in Ann Arbor/Lansing, so I'm at least familiar with the area.

Not so much to help you find that quadplex up there, but just to give you some props for the steps you've taken so far.  It seems like you have a great plan in place and are taking all the right steps to get started, so way to go!  Even after your first deal, continue to learn and immerse yourself (as you already are).  If you ever end up wanting to invest somewhere just ~slightly~ warmer , I just might know a place.

Welcome @Cynthia Walker! Kudos to you for building that courage to try this out. 

Investing in real estate can be very daunting, and education is so important.  The webinars and blog posts on this website are very educational and help a lot. I also highly recommend the BP podcasts - they give great pieces of advice on various topics, as well as help you familiarize yourself with the language/terminology/process of investing.  They also can be very inspirational for you as a listener, hearing stories of people earning millions, many of which started just as you are now!

You've already taken that first step, so keep it up! Looking forward to hearing of your successes.

Yes ma'am I am a licensed agent here in Austin, and the market is pretty competitive right now.

As with most transactions, it depends on the price point, and that can vary. To answer directly: the cash flow for duplexes/small MFH tend to be better than SFH due to the economies of scale and where the rents are in the market currently.
