Investment Info:

Single-family residence buy & hold investment in College Station.

Charming home located next to the new College Station Police Department, Central Park, and walking distance to Wolf Pen Creek Park/Amphitheater. Location is a great appeal to this investment. Two miles to Texas A&M University and a few blocks from the bus route. Two story, 3 bedroom, 2 bath home with solid surface floors throughout. The home has Austin stone features on the exterior and has a yard with a privacy fence.

What made you interested in investing in this type of deal?

This ended up being a great owner finance transaction.

How did you find this deal and how did you negotiate it?

I found this home through another broker.

How did you finance this deal?

I wanted a low down payment, good interest rate, and made an offer asking for owner financing. The seller saw the appeal in earning interest.

What was the outcome?

Leased the home to a student/tenant within 1 week of closing.

Lessons learned? Challenges?

Never be afraid to ask for what you want in order to make a transaction work for you.
