In my opinion, Huntsville is a better city to live in and growing fast. @Caleb Bryant did a great job summing up the area, but I would also look in 35801. I just looked at a quad-plex there yesterday and could be another location to find smaller multifamily residential. I currently live in Madison if you ever want to reach out and discuss the area.

Congratulations on making the jump into REI. Overall I think your plan is solid, but question the six months live and flip. Are you going to use the VA Loan for this purchase or use other acquisition strategies? If you use the VA Loan, you must live in the property for at least 12 months. 

In my opinion, I think purchasing a home in Tacoma is a smart plan, and if I could go back to 2011 when I was stationed out there, I would have house hacked small residential multifamily while using the VA Loan. Reach out anytime, and I would love to connect.

Biggerpockets Military, 

Is it possible to get a VA Construction Loan to finance small residential multi-family? I have been researching this question and can not seem to find the answer. If anyone has experience with this VA process, I would love to hear from you? 

-What were some of the roadblocks you ran into? 

-How did you find a lender? 

-How did you find the builder?

I looked at new construction and was even on the waiting list of several during Stage 1 construction. The prices increased over 30K during our waiting period, and if you're looking for cash flow, I can not justify purchasing a new construction unless you have the upfront capital. Also, because the demand is so high, some of the perks of new construction were taken away. Most notable was closing costs if you use their preferred lenders.

Look in the 35816 area. The area is good, and there are several multi-family properties in that area. That being said, you can always purchase a single-family home and rent by room. I am in the military, and that is extremely common. In my opinion, there are creative ways to house hack other than just multi-families, but that comes with sacrifices, and if you want to get into a real estate investing, do not wait.
