@Chase Coley I use Propstream to generate the lists, skip tracing, and import those into a word document. I like to send letters that I fill out the address individually, which has helped me stand out. If you are looking for sheer quantity, ballpointmarking is an excellent company that does all direct mail marketing for you. You order them and take them to the post office.

You never truly fail as long as you are moving forward. Failing forward, picking yourself up, and starting again from a forward-leaning position is how success is created. Keep pushing, have clear key performance parameters, and network with others. Like @Doug Spence said, Traction is a great book to start learning to run a company. You are just in the beginning phases like many of us. 

My biggest recommendation is to surround yourself with like-minded individuals that will help keep you accountable and develop a plan to work toward the designed life you want your business to grow into. Write down your goals, speak them each day, and take daily action steps to achieve them.

I'm sorry that you are going through all of this, but it sounds like you have a positive mindset, and that's great! My advice is always more conservative in nature. I would find that paying down the credit card debt as quickly as possible should also increase your credit score. From my understanding, banks will not lend you unless you have over a 640 credit score (I would check). 

As for creative strategies, have you looked into seller finances? Several BP podcast episodes walk you through sell finances, but I like Real Estate & Financial Independence with Coach Carson. He does a great job of explained seller financing in a two-part podcast.

I am currently under a contract for an SFH, and it took me about 15 offers to land this one. I felt the same way as you, but you have to realize there will always be deals. The market is crazy, and investment homes are hard to come by, but it will not always be like this. Make sure you have the systems in place to send you deals and if needed, pivot to other strategies. My wife and I are looking at direct mail and potential seller financing. In my opinion, you have to adapt to the market you are given, and I guarantee the feeling will go away.

My advice is to start with a market you want to invest in and then identify a secondary and third market to increase flexibility. Second, continue your education by reading targeted books, podcasts, reading through BiggerPocket archives on strategies your, will you? I recommend starting with No Money Down and BRRR by Brandon Turner and David Green. Once you have the market and the knowledge, start building your team. Focus on finding an agent that is an investor. This will save time on building the rest of your team because they usually come with other team members you will need (PM, Contractor, Lender). Third, start networking like crazy. You don't need a mentor, but you do need to network. Attend all the meet-ups in your area if that's where you plan to invest or join a mastermind.
