Investment Info:

Single-family residence buy & hold investment in Vacaville.

Purchase price: $485,000

Single family home, 4 Bedroom, 3 full bath, 2300 sq. ft.
Currently renting out near Travis AFB.

What made you interested in investing in this type of deal?

The proximity to the Air Force Base and Gentrec / major hospitals. The young professionals employed by those organizations have the income and stability that make great renters.

How did you find this deal and how did you negotiate it?

I found this home through a local agent and negotiated an offer below the asking price because I saw that the most recent offer fell through. I asked my agent to monitor homes that recently went off the market to see if any of them had a deal fall through so I could immediately make an offer for a closing with in 30 days to the desperate sellers.
