Were are the best places to buy property and what should i look for?

Iam currently looking for properties that i can buy and rent out month to month for 1% of its cost. For example buy for 100k rent for 1000. I looked at different states and noticed that its pretty hard to get deals like this. I have been looking at properties that are worth 90-100k but zillow estimates that their rent would be 650-800 dollars. Only in Texas i see properties that surpass the 1% rule, but in texas taxes are so high that they probably even out. What do any of you recommend for first time buyers? SFH, Multifamily, or apartment buildings?

places I have looked at are Denver Colorado, Colorado springs, Washington Tacoma, Washington Vancouver, Kansas City, Raleigh NC, Charlotte, NC Fayetteville NC, Manhattan Kansas, Bakersfield CA and even states like Georgia, florida and kentucky.

I hate to tell you, but you aren't looking very hard if you can't find these deals. I primarily invest in Kansas City, there are a lot of houses for sale in the 50-60k range that will rent for 800+/month ( I bought two last year, going back for more this year)
