I just had a tenant leave a month early after his previous months check bounced.  After being in contact with him he sent me a check for the bounced check and we agreed I would keep the deposit for the month he left.  I decided to paint and update the apartment which i then rented for $75 extra a month.  I thought I was going to court when they opened back up but I got very lucky.  Sometimes things work out better then expected in this business.

I'm from upstate NY and 1 tenant was late he pays on a 2 week schedule.  2 tenants paid on time and I actually moved 2 new tenants in on the 1st of the month.  The late tenant has worked out a schedule to pay and I have decided to forgo a late fee if he pays it all by the date we agreed on.

I am placing tenants next week. I had 2 apartments vacant and it was a little bit stressful this week trying to finish things up in the apartments with store closing not knowing what was going to be essential business and what wasn’t. I didn’t have to adjust the price point so that was good. I do think the longer this lasts they will be harder to fill as people will hold off moving.

I wish I would have seen this sooner as I would have liked to attend.  Do you do these often?  Any idea when the next one will be for canandaigua or rochester area?

Everything else stays the same if they are late then they still get charged the late fee. This just happened for me they called and said something unexpected came up and they would be late. I let them know we had a lease and I have to stick with what it says so there will be a late fee and they understood.

Send the notice to quit let her know that she has to pay or the eviction process will start. She should know that her problems can not become your problems or this may happen multiple times for multiple excuses. It is never easy to do this but what happens if she falls behind this month then you are further behind in the process. Let her know that you have to follow the lease tell her your lawyer said you can not show favoritism towards one tenant or another it puts the “blame” on the lawyer not you. I just had to do this with a tenant and it worked out well.

I actually did the same thing for an inherited tenant. They asked if I can do biweekly payments when I drew up a new lease for them. So far it has worked out well.

I only bought it a few days ago but the list is pretty great as you can customize anyway you want. I’d suggest to just go on there and make a list for the criteria your looking for and see what that gives you then decide if you to buy it. I narrowed mine down to 330 properties in my area and the list was $70 if I get one property from it then it will be 100% worth it.

I just bought my first list from listsource which was for multi family properties with absentee owners in my city and the surrounding 10 miles. They make it so easy on that website.

That actually came over the years.  I put about 3k out of pocket to fix up the unit I lived in when I purchased and the rest has been over the years so really only had 3k out of my own pocket.  My biggest mistake though was to treat the rent as my income and not set aside for more purchases.  I have recently corrected this.
