I would recommend doing it yourself to start with. You are already on site save yourself some money and it will also give you some great experience in learning how to be a great landlord. I would also recommend you run your numbers as if your hiring a PM because someday you will.

There are definitely a lot of different opinions and it really comes down to what the law allows and how comfortable you feel. I charge $25 more a month for going into a lease but that is a one bedroom apartment.

If you don’t mind the cats then I would get a pet deposit and also adjust the lease or sign a new lease. Also charge more per month whatever you feel comfortable with. I have only allowed 1 pet per unit.

I have thought about looking there. Right now I work in rochester have been for 20 years and have my rental and my primary home in canandaigua. Also I manage a duplex in Manchester for my mother who was looking for an investment and wasn’t comfortable buying stocks. I have started to look in Geneva which I think may be promising and the state has been actively giving money towards the revitalization of the city.

I purchased my triplex in 2004 with no money down and closing cost rolled into the FHA loan for $135,000 total on my payment note. I have probably put around $12,000 into it since owning it. I still owe around $80,000 left on the mortgage but with appreciation I should realistically have between $70,000 and $80,000 of equity in it. Not bad for a little bit of effort and some patience.

I’m the person who reached out to thank Nathan for helping me receive an extra $100 a month in rent. I have a long time tenant who I have never raised the rent on and when I reached out to bigger pockets Nathan was one of the people who replied. He showed me the amount of money I have lost out on over the years and it certainly was not pretty, this gave me the kick I needed to really treat being a landlord as a business. I’ve also gained so much knowledge from his other posts that may not have effected me yet but now when these issues arise I will have the confidence to deal with them.

@Miguel Salaverria so far I only looked at one duplex in Rochester it was on weyl street which wasn’t the right neighborhood for me. I also looked at a multi family in Geneva which I think I am going to go back and look at with a contractor. Friday looking in Manchester at 2 single family houses.
