Tenant Paid Half rent for March, No $$ April then dropped off key

You win some, you lose some.  Had a tenant go non-responsive for the last 30-days, pay half of March's rent to the manager and just disappeared yesterday.  Manager called me to say we have the keys, must have been dropped off overnight.  Went to the property and a bunch of the tents stuff is inside but it was cleared out.  In a way I'm not to worried as the tenant was paying under market rents since 2016 and been meaning to get some updates done to the property.  Just sucks when you think you have built rapport with tenant just to learn they rather pick up and leave than discuss their issue.  And so the train continues to roll on down the track....
