Hey Ab, 

Loan terms largely depend on location, asset type, experience of the sponsor, and the property's operational status. I've worked in the banking industry and would be happy to look over some term sheets for you. I think it's important for investors to weigh all options and push back on various terms provided by the bank. Prepay, recourse, origination fees, yield maintenance, etc. Feel free to DM me.

I'm usually able to rehab homes for about $40k - $50k. Generally I'm purchasing for $100k - $120k and hitting $160k - $190k in ARV. I haven't done any ground up yet.
