Hi BP,

I’ve been active as a real estate consultant and fix and flip investor for about 10 years now, but I’m now expanding my hard money fix and flip lending business. I’m hoping to attract experienced investors and/or new investors who might otherwise not qualify for traditional financing. I operate in the Indianapolis market and have a general contractor on the ground that does phenomenal work. I’d love to connect with anyone in the market!

@Micah Cook I’m an east coast investor that buys and sells in Indy. It’s all about working with the right contractors and financing partners. I’d be happy to help make a few connections.

I work with first time real estate flippers/investors. It’s a great market and room to really grow from the ground up. I can connect you with professionals in the area as well.

I’d love to chat with you and see if I can help out. I’ve flipped about ten homes in Indy and work closely with a GC and agent that know the market very well. It’s great you want to do the labor yourself, but it might be a good idea to work with someone a bit more experienced to start off. Regardless, I can make some intros.

Quote from @Andrew Gheen:

I am a college student set to graduate within the next year, and I’m eager to dive into the world of real estate investment. I have no debt and have managed to save a significant amount of money. Over the past year, I fully renovated a house owned by a family member, which has given me some hands-on experience.

Currently, I am exploring properties that I could potentially fix up and have been practicing underwriting for these prospective investments. However, I recognize that I still have a lot to learn and would greatly appreciate any guidance from experienced investors, especially those familiar with the Indianapolis market.

If you have experience in real estate investing and are willing to share your insights, I would love to connect and learn from you.

Thank you!

Hi @Andrew Gheen

I've flipped about five homes in Indy and am now lending to beginner and experienced flippers in the area. I have a great general contractor and agent that tours the homes, does the work, and finishes up punch list items. The market is tight now, but if you purchase right you should be able to achieve a levered IRR of 15%. Happy to chat if you need some guidance into areas and property types.

Hi Jerry,

I work with some general contractors that help new investors that wouldn't otherwise get financing. If you are looking to house hack and buy a primary residence or flip, this could be a good option to get financing. I flipped my first house at 20 as well!

Hey Grant. Congrats on taking the first step! I have some General Contractors I know in the area I partner with to help new investors get financing and flip houses. Let me know if you'd like to chat. Send me a DM.

Thanks

Quote from @Ron Bynoe:

Hi all,

I am 1 month into my real estate journey and I am looking for connections and education that will ease the learning curve. My goal is to get into flips and then multi and ultimately into new development.

I am also looking for microlending opportunities to grow my money until I have enough education, know-how and of course capital to begin building my portfolio correctly.
