Post: Sub2 on an FHA loan in Pueblo, CO

I don't have a great understanding of sub2. However, if you are purchasing the property subject to the loan, which is an FHA loan used for primary residency, I don't see a title company working with that unless the loan is paid off prior to any improvments made to the property. At that point it would be a seller financed deal, unless I have everything backwards.

I have a question about house hacking. How long would you need to own a quadplex to be able to gain the appreciation, as well as being able to sell/REFI?

I can say from experince as a resident of the city, the eastern side is typically rougher than most areas if you know what I mean. Especially Easton, and parts of Wauhgtown (Western side mainly). There are areas I have seen through delivery work from former jobs that are in development. Would love to connect!

Hey Sean. I'm looking into getting my license, and was wondering if that would be the case for all states? Or does it vary state to state whether or not you would have to pay your broker per transaction?

Hey everyone! I'm assuming this is a dumb question but I'll ask anyways. If I receive a contract template from an attorney that is assignment friendly, but use that contract and take it to another attorney that is assignment friendly as well, would that be acceptable or no?

Hey everyone. I was wanting to know the legalities of bird-dogging mortgage notes from private investors in the state of NC. When I do the google researches, all I see is "Illegal activity" related content. I'm not sure if I'm not being clear enough for google to answer my questions correctly, or if it is illegal with no license. Any and all feedback is appreciated!
