1. I'm seeking my license to become a property manager. Would I have to be under a firm to manage a property?

2. If so, would that require me to pay fees on any other transaction, such as wholesale/Fix and flip?

My intention is to wholesale, only to snowball the profits to transition to fix and flip, only to continue the process until I am able to purchase and manage my own muli-family units one day!

I understand if i was to work actively as an agent I would have to be under a broker, but strictly wholesaling is my concern.

Since North Carolina is a state that requires an attorney to close the deal, would the wholesaler pay the attorney for the closing, or would the buyer have to pay for closing fees?
