How to find someone to assume my fha mortgage( House hacking)

Hey, Guys.

I just bought my house for 175k in tampa florida with 3.5% down with FHA loan and I have 3 roommate who's staying there to cover my mortgage. Now for some reason I can't be in that house that ofter and it's owner occupied loan and one of roommate can't be leave until end of july.

What is the best option for me right now, should I find some to assume my mortgage or Should I sell it with roommates living there.

I spent about 13k to renovate this house. If I really have to leave what is the best way to reduce my loss.

You could always refinance after you've held the loan for one year. Then you don't have to live there
