Newbie putting together first deal.

Investment Info:

Single-family residence buy & hold investment in Detroit.

Purchase price: $75,000
Cash invested: $75,000

I am working toward putting together my first deal(s). I am looking in Detroit, NW Indiana, Ohio and Texas. I haven't really gotten a good lead yet. At least as far as I can tell. I do have hard money financing in the amount and around 100K in cash. The cash is coming from the proceeds of the selling of my house.

What made you interested in investing in this type of deal?

I want to build a portfolio to build a legacy. I want to try and have equal amounts of paid-in-full properties and financed properties. I can afford to pay cash in this price range. Buying a property with a tenant in place seems like a good way to get almost immediate income flow generated.

How did you finance this deal?
