Hello everyone,

As summer starts to wind down and we get into the long fall and winter months, I think it is important to remind myself my goals and motivation. If every so often you just write down or type out your goals it helps you visualize them. My goals are to open my own one stop shop for investors, with wholesale properties, lending, an agent, and attorney for closings and paperwork. I know it will not happen tomorrow but the goal keeps me motivated to push through.

I want to hear everyone's goals and tell you to keep pushing, whether you are a rookie and your goal is to do one flip this year or you are a seasoned vet trying to close the deal on that multi-million dollar investment deal. Let me know, let the whole world know.

This investment would make more sense for someone who wants to rebuild and do a complete tear down in my opinion. I was thinking about wholesaling it for a few bucks. 

It is not rented now but it is livable. I would probably putting a decent amount of work into it so it is more appealing. I would honestly consider wholesaling it if someone has some great ideas. Either way i would be happy with it. Should have repair estimates today for a better analysis.

The location is Waterbury CT. From my knowledge and what I saw my best suggestion would be to redo the whole house to get the most out of it. It is 3 units about 3400 square feet 6 total bedrooms and 5 bathroom. 

Hello everyone, Looking to see what everyone thinks here. There is property I am looking into. Price is $19,900 3 family but needs a lot of work. I waiting to hear back for an estimate of the repair costs. The average rents are $750-$800. What would be your cut off for rehab costs. Or would it be better to wholesale the property instead? Hey everyone! It has been a while since I have been on so i am finally back on! I just graduated college finally and finally taking the real estate class and will be officially licensed in Connecticut. For those of you that do not know or remember I have been involved in real estate investing for over 5 years now helping my dad who has been doing it for over 20 years. Now I want to work as an agent and help investors find deals. I have knowledge of commercial and residential properties and looking to network with people in the area. What program do you guys recommend/use for signing contracts with an e signature. I have heard of echosign from Adobe but was wondering which would be the best.
