I am not to concerned with them seeing what I make, all i care about is the investors getting a great deal and hopefully building a business relationship with them. Thanks again.

@Brandon Kargol and @Renee Stewart thank you! I always hear about this crazy assignment fees like 25,000 or more and when looking at properties the average fee that would work so the investor gets a good deal still is around $5,000-$10,000. What is the highest limit you would suggest for an assignment fee before you decide to do a double closing. I have read anything over $10,000 because they do not want the back end buyer to see what the are making. What are your thoughts?

My question is, what should a wholesaler's assignment fee be for a property? Should it be consistent, for example every property the fee is $5,000 or should it depends on the property. I want to wholesaling as an aspect of my investment business and just wanted to hear everyones thoughts. Thanks again.

Hartford has a lot of multi-families that can be rented out. As you branch out to Plainville and Manchester areas you can find better Single Family Homes, If you are looking for recommendations on how to approach them, I have found best to actually write them a personal note assuming you are starting out and do not have many to contact. If they read a hand written note they are more likely to open it read it and be more personal than a post card or anything like that.

check out vista print, they have business cards, signs, and other marketing items. It is great and pretty inexpensive i love them. Below is a link to yard signs hope it helps!

Hello Mark, welcome to the greatest investing site this is! First off congrats taking the first step toward an amazing opportunity. When it comes to investing it is really all preference. Some people like fixing up houses and flipping them up (turning nothing into something feeling). Multi-families are great if you are in a market or know a market for that aspect of investing. My suggestion would be to check out the "How-to" guides in the "learn" drop down tab, and read do some research because you know what will work for you. No matter what choice you pick you have to find deals so do something you like. 

If you have any more questions or anything feel free to contact me or post on the forums everyone is extremely helpful and some have been in the game for a LONG time.

Just uploaded a file that is a checklist to help estimate the rehab costs of a property and see if it is a good deal. If a certain aspect needs fixed just check yes and do a little math as price guidelines are also on the sheet and see if the property is a good rehab deal. Let me know what you think.

Found this file thought it was pretty helpful. It is a guide on what to purchase a property for based on what you plan to sell it for or the ARV. Figured I would post it for an easier find for everyone incase you are looking for a general guide on what to send on flips. The guy that made this made it as a guide not something to live and die by there will always be exceptions and outliers. Anyways it is just something to take a look at.
