Hey everyone! I am a newbie in the RE world. I am going to do a walk through today on a potential property that I am interested in. The property is a duplex listed at 49,900 that I plan on house hacking. This is my first time doing a walk through on any property, and my first time analyzing a potential deal. More than anything I'm looking to get some practice with the whole procedure. I would appreciate any tips or advice on things I should look for or specific questions I should ask. Thanks in advance!

Keith Vinson , for the type of sober house I'm looking to run I won't need anything other than a contract that each resident will sign. That being said, while I do have a clear plan, I am analyzing each possible investment to be sure that I will still see sufficient cash flow renting to single families, as opposed to residents of a sober house. I'd like to stay in contact and would love to have an extra set of eyes review the numbers before making an investment. I plan on this being the first of many properties and my hope is to build a solid network of contacts.
Hello everyone! I'm curious as to what some of your favorite BP podcasts episodes are? I discovered BP about a month ago, and I am forever grateful! The books (I'm currently reading "The Book on Rental Property Investing"), the forum and helpful members, and the podcasts have a been a tremendous source of information so far. I've been scanning the podcasts and listening to at least one a day, picking topics that I think will be beneficial to a new investor like myself. I would have to say that my favorite one I've heard so far would have to be episode 200, but they've all been great! What are some of your favorite episodes, or episodes that you think may be helpful to a new investor? Thanks in advance! Josh

My name is Joshua Biondi. I am a new real estate investor in Columbus, ohio, currently looking to purchase my first MF rental property by june of 2017. Ideally, I am looking to house hack, while turning the other unit, or units, into a sober house. I am also looking at a couple properties with long standing tenants on one side, which would change my plans with the sober house idea, but my greatest concern is cash flow and opportunity for future portfolio expansion. I am looking to make contacts, and network, with both experienced and new real estate investors.

Mindy Jensen I am a new investor looking to purchase my first property this year. My biggest challenge, or concern, is building the right team, and properly analyzing the numbers on my first investment.
