Hello, everyone. I recently purchased my first rental property last month. It is a duplex located on the west side of Columbus Ohio (Hilltop Area). There are tenants currently residing in both units, and while there are no repairs needed at this time, it is an older property. I'm wondering if anyone can provide references for a reliable handyman who is available for emergency calls as well future work in general. I'd like to establish a working relationship with someone so that I won't be caught off guard when an emergency happens. Thank you for you help.

Hello, everyone. I am a first time investor who is closing on my first rental property this week. It is a duplex located in Columbus, Ohio. Unfortunately, I will be inheriting tenants who do not seem like they are ideal candidates for the property. I'm looking for recommendations on the best insurance companies, and policies, that will cover incidents such as property destruction in the event of an eviction. I obviously want a reasonably priced policy, but I do not want to end up paying more in the long run if things end badly and they destroy the property. Any recommendations based on experience would be greatly appreciated. Thanks in advance!

I recently attended a first time home buyer's class to see about possible down payment assistance. While there, a lender who came to speak said that it isn't possible for me to get an FHA loan if I'm buying the property from a family member. My uncle recently purchased a duplex and I was hoping to buy it from him as a first time home buyer. Does anyone know if there is anyway that I would still be able to do an FHA loan if the property is owned by my uncle? Thanks in advance!
