Paul Hitchings there were some issues last month where she couldn't come up with her half and the uncle was forced to pay the full rent. He said last month that he thinks she may be on drugs. She's been fairly unresponsive for the length of time they've been there. I'm thinking that since the lease ends after next month anyway I'm going to tell her that she's obligated to stay on until the lease is up. If the uncle wants to pay the full rent then that's on him, but I don't feel like she should be relieved of all responsibility simply because she doesn't want to, or can't, pay her portion of the rent. I'm going to try to contact them both today and go from there.

Hello, everyone. I am fairly new to the land lording business and have a dilemma. I have two tenants in one of my properties who both signed a 6 month lease from March 1st to September 1st. One of the tenants just sent me a text message saying that she wants off of the lease as she will be moving out next week. Her uncle, the other tenant, has already expressed that he would like to renew the lease without her on it come this September, but I have not spoken to anyone regarding letting her off of the lease early. Should I ask her uncle if he is okay with her being removed from the lease one month early, or should I just inform her that she is required to stay on the lease for the remaining month until the lease ends? I'm not required to let her off of the lease am I? I appreciate any advice. Thank you.

Tobey Porter the meet ups are held by @Ed W and I believe they are on the third Thursday of every month. They are an excellent place to learn and network! Here is some info about the meetings that I copied from another post. The meetings are held at Tommy's Pizza on Dublin-Granville between 6 and 9 PM. Typically, 6 - 7 is Q&A for newbies and to deal with difficult problems for more experienced investors. Speaker at 7 PM. Networking at about 8 PM. This is a free meeting, no charge to attend. Tommy's is on the south side of 161 right next to the Oakland Nursery. Once I receive a confirmation email about the next meeting I will let you know more. I believe it will be held on the third Thursday in May. Hope to see you there!

Hey Paul Robinson I'm a newbie investor who just recently purchased my first duplex. I'm currently looking to purchase another small multifamily property in the next few months. I'm learning everything I can about real estate and I'm always looking to network with other likeminded people. I'd love to grab coffee the next time you're in town.

I loved the podcast and I just ordered the book! I'm excited to apply some of Scott's philosophies to my financial plan!
