Hi everybody! So happy to have found a site like this. I've been overwhelmed with all the valuable information I've found on here already. Anyways my name is Jazz Wilson, I'm 24 and I just moved to Bloomington, IN to really start my journey in real estate investing. I am a "victim" of one of the "guru" boot camps (fortune builders), it's a gift and a curse. I'm glad I went through with it though because it has fueled me to keep going and explore this world of real estate investing. I graduated college and had my share of 9 to 5 jobs and for me, I don't feel they're worth the time and pay. I am looking to build wealth to experience financial freedom and spend my time how I want it. Wholesaling is the route I originally wanted to start off with but I definitely want to explore more niches in real estate such as flipping, rehab and flips, buy and holds, rentals and anything else making a nice return! I am looking to connect with other new investors and seasoned investors as well. Thanks for reading my post!

Check out the free BiggerPockets Podcast - A weekly podcast with interviews and a ton of great advice. And you get the benefit of having over 100 past ones to catch up on.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com

Two Great reads, I bought both J. Scott The Book on Flipping Houses, The Book on Estimating ReHab Costs http://www.biggerpockets.com/flippingbook

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
