@Dustin Ruhl It may be early but I don't think you're wrong. Not all of the recent impact of the election is seen in the public yet. I have heard from friends that alot of bigger businesses are eager to come and Indy has been making it more and more attractie for these businesses to come. 

And yes, the hippies are on the move.

5/8 is more than enough. Vinyl plank barely expands if at all. For most products 1/4" is enough. I speaking as a daily flooring contractor. For your situarion you got more than enough.

Dude use Home Advisor. You can get quotes from multiple contractors for your project, see thier reviews, and pictures. So I'll say it again; Dude, use Home Advisor!

I am a flooring contractor and we come into these scenarios all the time. I dont know why you arent going to tear out the tile but it doesbt matter. You absolutely CAN go right over the tile IF you get a product that has a pad attached or you lay a pad before you lay plank. While you can also glue down the vinyl plank you will feel the irregularites in the floor in that case which you dont want. Get a good vinyl plank with an attached pad or roll out a good pad beneath your plank.

Its funny you posted this because I just finished reading The Big Short again last night. Im no expert, but i dont think that its fair to say that loan to income ratios and deregulations of banks will cause another collapse. One of the greatest reasons and trends that caused 2008 was fraud. From wal street to uncle Sam. No doc loans was an idea pushed by politics in order to allow the "poor and immigrants" the opportunity to live the dream without proper ddocumentation, dont ask me why. Then banks had to get rid of bad loans (why would they hang on to them) so they found a way to make money off of them. I dont want to oversimplify it, just stating my opinion based on my limited knowledge. Also not sayin a collapse wont happen, I just dont believe you picked up the right end of the stick.

I am studying notes on the FCI Exchange and I am trying to figure out the "note rate". What does it mean? How do you value it? For example are we looking for a high NR or a low one?

If you are seriously wantin to learn about notes you dont need a college degree. You are possibly on the greatest resource for REI, BP. Heres a link you can use to learn https://www.pprnoteco.com/learn . There's no need to pay to leaen this stuff. But, if you are serious about being broke then you probably just need a job. In my opinion investing is something you do when theres a bit of stability in your life. Stability defined as money left over at the end of the month and food in your stomach. Some will disagree with me. Im thinking Will Smith from Pursuit of Happiness working a job while sstdying to get into the firm. You could consider a trade. If you live simply you can build cash quickly for little investment in tools and alot of freedom with your remaining time. Best of luck
