@Jerry Shen My advice to you would be to possibly consider foreign markets. There's actually a large real estate offering underway right now in Dubai. Finder's fee if you take advantage of it lol

Property I purchased about 90 days ago. Gap funder disappeared last minute right before closing. I had cash to cover but like to keep a certain amount of reserve funds. One of my credit cards allows me to convert the entire available limit into a cash deposit (no cash advance fee) at 4.9% APR. So I used that to cover the additional cost without hurting my reserve funds. And the project is about 2 weeks from completion so I'll have it sold long before the low interest rate is over.

This is good info. I've only been dealing with rehabs but I do want to incorporate wholesaling in the near future and this helps. Thank you

Hello all,

I've been studying away but am still new to the REI world. Looking to jump into my first deal very soon but with the BRRR calculator giving the disclaimer message of potential bugs I'd feel more comfortable with an experienced investor looking over my numbers.
